From two estates to a suburb.
The borough takes its name from Florence and Hamilton Twombly's "Florham" estate of 1887, but almost everything you see on its streets came seventy years later.
Florham Park had 2,385 residents in 1950 and 7,222 in 1960, a jump of more than 200 percent in one decade (U.S. Census). The town has kept growing since, to 12,585 in 2020. That first wave built the colonials, capes and split-levels on the older streets; later decades added larger houses on deeper lots toward the Madison line and townhome communities such as Hearthwood Village and Brooklake Park.
A 1950s Florham Park bathroom is compact and well built: mortar-bed tile, a steel or cast-iron tub, a small window. The 1980s and 1990s townhomes have the opposite problem, with builder-grade fiberglass units and pans that are now at the end of their life.
The Rev. John Hancock House and the Little Red Schoolhouse on Ridgedale Avenue are on the National Register, but there is no historic district covering residential streets, so interior remodels are about code, not preservation.

- Fiberglass tub-and-shower units in townhomes are cut out and replaced with tile on a proper pan.
- Older fans and lighting are rewired with GFCI protection and a duct to the outside.
- Hall baths shared by three bedrooms get storage planned into the wall, not just a cabinet.
