Post-inspection repair estimate, in 48 hours.

The inspection report tells you what is wrong with the house. Ours tells you what it costs to fix, line by line, and what has to be done now versus in three or five years. For home buyers and buyer's agents in North and Central New Jersey.

What you get.

A written report built from your inspector's findings, by a remodeling company that prices and does this work every week.

Line by line

Every finding, priced

Each item in the inspection report gets its own line and a cost range. The high end is what we would charge to do it; the low end is a sound repair a good New Jersey tradesperson would also stand behind.

1-3-5 years

A plan by urgency

Every line is sorted into Immediate (the first 12 months), Short term (1 to 3 years) or Long term (3 to 5 years), with a five-year schedule of what to do first and why.

Plain and technical

Written to be used

Tables and short technical notes, no sales talk. Your agent can bring it to the buyer meeting first and to the seller's side after.

Why buyers order it.

An inspection report can be dozens of pages long and lists everything from a loose outlet cover to a failing roof. What a buyer needs before the contingency closes is the money: what is urgent, what can wait, and roughly what each costs.

That number helps in two conversations. With yourself, to plan the first five years of the house and avoid surprises. And with the seller, when your agent asks for a repair credit or a price change.

A recent case

A Montclair buyer's agent used our report in a seller negotiation.

The agent took the report to the buyer meeting first, to plan the work, and then to the seller's side as the basis for the request. We do not negotiate for anyone: we price the work, and the agent and the attorney handle the deal.

Two versions, one price list.

Paid before delivery. 100% of the fee is credited toward the work if you hire us for it within six months.

Partner pricing applies when the order comes through one of our partner agents. We do not pay referral fees or commissions to agents or inspectors. Started without a visit? Upgrading later costs the difference.

How it works.

Four steps, usually inside the inspection window.

Step 1

Send the report

Email the full inspection report, with every attachment and photo, and tell us your deadline.

Step 2

Pay and confirm

You get the price and the delivery time in writing. The report is paid before it is delivered.

Step 3

We price it

Every finding gets a line, a range and an urgency. With the visit version, we also come to the house.

Step 4

You get the PDF

Within 48 hours of the full report, or within 5 business days of the visit for the fixed-price version.

What it is not.

Clear limits, so the report is used for what it is.

  • It is not a home inspection. We price the findings in your inspector's report; we do not repeat the inspection.
  • It is not an appraisal and says nothing about what the house is worth.
  • Ranges are estimates. A fixed price for work we would do comes only with the visit version.
  • We do not negotiate for the buyer or the seller. The deal stays with your agent and your attorney.
  • Specialty tests, like radon, oil tank, sewer camera or mold sampling, are done by specialists. If you have their results, send them with the report.

Repair estimate questions.

How fast do I get the report?
Within 48 hours of receiving the full inspection report, for the version without a visit. With a site visit, the fixed price for the work we would do comes within 5 business days of the visit.
How much does it cost?
$395 from the inspection report, or $595 with a site visit and a fixed price. Ordered through a partner agent, it is $295 or $495. It is paid before delivery, and 100% is credited toward the work if you hire us within six months.
What does the 1-3-5 year plan mean?
Every repair is sorted by urgency: Immediate for the first 12 months (safety, water getting in, active damage), Short term for years 1 to 3 (damage that will grow), and Long term for years 3 to 5 (maintenance and wear).
Can my agent use it to negotiate with the seller?
Yes, that is one of the main uses. A Montclair buyer's agent used our report in a seller negotiation. We price the work; the negotiation itself stays with your agent and your attorney.
Do you have to do the repairs?
No. The report is yours to use with any contractor. If you do hire us within six months, the full fee comes off the price of the work.
Is this a home inspection?
No. A home inspector finds the problems; we price the repairs. We work from your inspector's report and, in the visit version, our own look at the big items.
Which areas do you cover?
North and Central New Jersey: Essex, Morris, Union, Somerset, Middlesex and Bergen counties. See the towns we work in.
