Summit went from farmland to summer estates to a hilltop commuter city. Each stage left a different kind of house, and a different kind of bathroom.
The city's historic districts are dominated by houses from the 1890s to the 1940s: Late Victorian Queen Anne, Shingle Style and Colonial Revival, with more than a hundred Tudor Revival homes. After World War II, Summit had another building boom as commuting to New York became common.
In the older houses, the primary bath is often smaller than the bedroom it serves, and hall baths still carry clawfoot tubs or 1950s tile. In postwar homes, the layout is usually sound, but the finishes and the plumbing are due.
Many Summit owners want a real primary suite: a larger shower, a double vanity, maybe a soaking tub. That often means borrowing space from a closet or a hallway, which we plan with you at the first visit.
What that means for your remodel
- Borrowing space from a closet changes framing and plumbing runs, so we price it after we see it.
- Tudor and Colonial Revival houses often have plaster walls. We open them cleanly and patch what connects to the rest of the house.
- A curbless shower needs the floor recessed or built up. We check the joists before we promise one.
- Houses on a hill can have long runs to the water heater. We look at hot-water delay when we plan a big shower.
