Montclair became its own town in 1868 so a second railroad could reach it. Much of the housing followed the trains, from the 1870s into the 1930s.

The township sits on the slope of the First Watchung Mountain. Its historic districts, from the Mountain Avenue district to Marlboro Park near Watchung station, are full of houses built between the late 1800s and the 1930s: Queen Anne, Colonial Revival, Tudor Revival, Craftsman bungalows.

Bathrooms in these houses were often added or rebuilt long after the house went up. We regularly see a second-floor bath squeezed under a roofline, a tub on joists that were notched for a drain decades ago, or three layers of flooring on top of each other.

Plaster walls, old cast-iron stacks and uneven floors are normal here. None of it is a reason not to remodel. It is a reason to open up carefully and price the hidden work honestly.

What that means for your remodel

Before tile goes down, we check the floor framing under the tub and flatten the floor.
Where a cast-iron stack runs through the bath, we decide at the visit whether to keep or replace it.
Sloped ceilings and dormers shape where the shower can go. We plan the layout around them.
Homes built before 1978 may have lead paint. We are an EPA Lead-Safe Certified Firm and work that way.

Do I need a permit for a bathroom remodel in Montclair?

Yes, when plumbing, electrical or framing changes. We file with Montclair's Building Office under the New Jersey Uniform Construction Code and schedule the plumbing and electrical inspections. If your house is in a local historic district, tell us: changes to the outside, like a new or moved window, may need the Historic Preservation Commission's review. We check before we plan anything on an exterior wall.

What if you find old damage when you open the walls?

In older Montclair homes we often find a past leak or a notched joist. We stop, show you photos, and give you a written change order with a fixed price before any extra work.

Can you keep the look of an older house?

Yes. We can use tile, fixtures and trim that suit a Victorian or a Tudor while the plumbing, waterproofing and ventilation are all new.

It depends on the scope and on how much we find behind the walls. You get the schedule in writing before demolition day.
