What a primary suite remodel is, and when it makes sense.

Primary baths are the biggest bathrooms we build and the ones where layout, not tile, decides the result.

Most primary baths in North Jersey were built in the 1980s to 2000s around a jetted corner tub, a small stall shower and a long vanity with one sink and no drawers. A suite remodel usually reverses that: the shower grows into the tub's corner, a freestanding tub goes under the window or the skylight if you actually bathe, and the vanity gets two sinks, drawers and a tower or linen cabinet.

It makes sense when the room is the right size but the layout is wrong, when the shower is the one you would use if it were bigger, or when you plan to stay in the house long enough to want a curbless entry and a bench. It also makes sense before you sell a house in the towns we work in, where buyers walk into the primary bath first.

Moving a drain, a toilet or a wall is what separates a $23,000 job from a $40,000 one. We tell you at the visit which changes are worth it and which are not.

What moves the price

Moving the shower drain, the toilet or the vanity supply lines instead of reusing the rough-in.
A curbless shower: recessed floor plus a linear drain.
A freestanding tub with a floor-mounted filler, which needs a supply line run through the floor.
Large-format or slab-look porcelain, herringbone or mosaic fields, full-height wall tile.
A bench, two shower heads or a steam unit, which changes the valve, the drain and the waterproofing.
Taking space from a closet or moving a wall, and everything we find when the old floor comes up.

How we build a primary suite.

One written scope, one point of contact, and the shower built on the Schluter system like every shower we do.

A 30-minute visit to measure, then a written scope by phase: demolition, plumbing, electrical, waterproofing, tile, finish.
Demolition to the studs and subfloor. Old cast-iron and galvanized lines inside the new walls get replaced.
Plumbing and electrical rough-in and the town inspection before anything is closed.
Schluter KERDI on every shower wall and floor, KERDI-LINE or KERDI-DRAIN, a water test, then tile in ALL-SET. Schluter DITRA under tile floors over wood framing.
Vanity, tub, toilet, glass and lighting set in order, then a walkthrough together before the last payment.

You buy all the materials, including the tile, vanity, fixtures, glass, Schluter membrane and drain, cement board, ALL-SET mortar and grout, from the product list we give you. Permit fees, and anything we find behind the walls, are separate and priced in writing. These are the same ranges our online calculator uses; your real number comes in writing after the visit.

You get the scope in writing with a labor price broken out by phase, plus the product list you will buy from.

One person runs your job from start to finish. When your town requires a permit, we file it and schedule the inspections.

Final walkthrough

We walk the finished room together and fix anything on the list before the last payment.

Primary suite questions.

Should I keep the tub?

Keep one if you use it. A freestanding tub under a window is a beautiful thing to walk past every day, and it costs floor space and a floor-mounted filler. If you have not taken a bath in a year, the space is usually worth more as shower and storage. We show you both layouts at the visit.

Can the shower be curbless?

Yes on most primary suites, because the floor is open anyway. We recess the subfloor, set a KERDI-LINE linear drain and slope the whole floor to it. See curbless showers.

How do you price above $50,000?

We do not, on the phone. A single bathroom above the top of our range is a design-build project: we visit, draw the layout with you, and price it in writing. Materials are yours to choose and buy; our number is labor only.

Can you do the primary and the hall bath together?

Yes, and it is the most efficient way to do both: one crew, one plumber visit, one permit. We did a primary and guest bath in one house in Union County; see it on the projects page.

Is the price labor only?

Yes, and we say it three times on purpose: every range here is labor only. You buy all materials, including the setting materials most people assume come with the job, such as the Schluter membrane and drain, cement board, ALL-SET mortar and grout. We give you a product list with quantities before the start date, and we walk you through the choices at the store if you want.

Do I need a permit?

Usually yes when the work touches plumbing, electrical or framing, which most shower projects do. We file the application with your town under the New Jersey Uniform Construction Code and schedule the inspections. A like-for-like cosmetic swap may not need one, and we tell you which case you are in at the visit.

How long does it take?

It depends on scope and on when your materials arrive. You get the schedule in writing before we start. We seal off the work area, protect the path in and out, and clean up at the end of each day.
