Material choice depends on the house, not just the style

Homeowners often begin with appearance, which is understandable. But in practice, material selection should start with use case.

Hardwood remains the preferred choice in many custom homes and upper-end renovations because it is repairable, warm underfoot, and consistent with long-term resale in towns like Short Hills, Chatham, and Ridgewood. It also has constraints. It does not like chronic moisture, and it requires a stable subfloor and controlled interior conditions.

LVP works well where durability, speed, and budget control matter more than refinishing potential. In investor renovations, mudroom zones, lower levels, and some whole-home updates, it can be a rational specification. That said, not all LVP installs are equal. The product may be waterproof, but the assembly is not immune to slab moisture, telegraphing substrate defects, or poor transition planning.

Tile is usually the right answer in bathrooms, laundry rooms, and some kitchen projects, especially when you want stronger water resistance and a more rigid finish. But tile also carries more structural sensitivity. If the floor framing or underlayment is wrong, the tile will tell you.

Engineered wood often sits in the middle. It can be a smart choice when you want real wood visuals with more dimensional stability than solid hardwood, particularly over certain substrates or in homes with moderate humidity fluctuations. It is not a cure-all, but in the right assembly it solves real problems.

The part homeowners do not see: substrate prep

This is where good flooring installation separates itself from rushed production work. The visible floor is the top layer. The install quality lives below it.

Substrate prep starts with inspection. On wood framing, we check for loose panels, squeaks, fastener patterns, prior water damage, and low or high areas across the run. On slab-on-grade or basement areas, moisture testing matters. New Jersey basements are not theoretical moisture environments. In towns with older foundations or drainage issues, they are active risk zones.

Flatness is another major issue. Many products, especially long planks and large-format tile, require tighter tolerances than the average existing floor provides.
