The house was approximately 1,900 square feet, with three bedrooms, one and a half bathrooms, an unfinished basement, and an attached garage. The investor’s objective was clear: bring the property to a resale-ready condition that matched the surrounding market without overbuilding for the street.

The useful schedule is not a date written at the beginning and defended at all costs. It is a working sequence updated when a real dependency changes.
